Your total budget is under $3,000/month. Even the cheapest studio lists at $1,823. Once you add the amenity fee ($150–$300/month), internet ($50/month), and other mandatory charges, you’re well above that base number. And studios here are 464–467 square feet. That’s tight.

You’re a light sleeper or sensitive to noise and want a Rainey-facing unit. You can hear Clive Bar, Container Bar, and weekend crowds from the upper floors facing Rainey. One resident specifically asked leasing about noise before signing and was told it wouldn’t be an issue. It was. The I-35 tunnel project is also generating drilling noise and vibrations, and that’s expected to continue through 2029.

What’s Actually Nearby

700 River is at the bottom of Rainey Street, right where the district meets Lady Bird Lake. Walk Score rates the address at 88 (“Very Walkable”) with a Bike Score of 96. The Hike & Bike Trail is a 2-minute walk. Banger’s Sausage House & Beer Garden, Emmer & Rye, and Clive Bar are all within a block.

Trader Joe’s on East 4th Street is about 0.4 miles north. H-E-B on East 7th is roughly 1.3 miles east. Whole Foods on 5th and Lamar is 1.2 miles west. You can walk to Trader Joe’s easily. The H-E-B and Whole Foods runs are more practical by car or rideshare.

The Austin Convention Center is three blocks north. The Congress Avenue Bridge (bat watching, if that’s your thing) is a 10-minute walk west along the trail. I-35 access is immediate, which helps with the airport run. But I-35 construction also means constant noise and vibration, especially on east-facing units. The Red Line MetroRail Downtown Station is 0.6 miles away. Capital Metro Route 10 runs along Congress.

The Honest Neighborhood Reality

Rainey Street is a bar district. Thursday through Sunday, it gets loud. If you’re choosing this building for the location, make sure you’re choosing it because you want to be in the middle of it, not despite it. Tour on a Friday evening if noise is a concern.

The area around 700 River is a construction zone right now. New towers at Paseo (80 Rainey), The Travis (80 Red River), and Bosque Residences (98 Red River) are all within a quarter mile. Waterline, which will be the tallest tower in Texas, is expected to open in summer 2026 in the same district. The I-35 tunnel project adds to that.

Gas, electric, water/sewer, and trash hauling? All usage-based. Billed to you. Plus admin fees on each one. The fixed mandatory charges alone (amenity fee, internet, boiler, pest, and all those admin fees) add up to $231–$381/month before you even get a utility bill.
