7East Apartments Austin Review: Three Management Companies, One Question Worth Asking
When you look at as many Austin apartments as I do, something about 7East keeps coming up. The Google reviews are sitting at 4.3 out of 5 across 107 reviews. Residents name specific staff by first name. The maintenance team gets praised more than the amenities. That’s unusual for East Austin. Most East Austin properties at this price point collect complaints about response times. 7East collects compliments about individual employees.
As a licensed Texas REALTOR (License #679806) who tracks screening criteria and pricing across 1,000+ Austin communities, I’ve learned to look past rating numbers. What caught my attention: 7East has been through three management companies since 2015. Morgan Group, then Greystar, now Kairoi Residential. And yet resident satisfaction hasn’t cratered. That’s worth understanding.
Here’s what listing sites won’t tell you: the specials are modest compared to nearby competitors, the property includes income restricted units under Austin’s SMART Housing program, and those CTS floor plans at $3,316 don’t make sense until you understand what they are.

That 4.3 Google rating is strong for an 11 year old property in East Austin. For context, most Class A communities in this corridor sit between 3.5 and 4.0. What’s driving that number: maintenance response reviews and leasing staff shoutouts. I’ll break both down below.
Best For / Skip If
This Property Makes Sense If…
You want East Austin walkability without the noise of a 300+ unit building. 7East has 186 units. Compare that to nearby competitors like Sentral East Austin (which spans multiple buildings across 6th Street) or Avenir (17 stories on I-35). Smaller building. Fewer hallway encounters, shorter elevator waits, and a staff that actually recognizes your face. That tight-knit feel comes through in the reviews.
You have a dog under 99 pounds. The 99 lb weight limit covers most breeds. You’ll pay $300 deposit plus a $300 one-time fee (not returned) and $25/month pet rent per pet (2 pet max). That’s standard for East Austin Class A. There’s also a pet park on site. If you have a dog over 99 pounds, check out our list of Austin apartments that actually allow large dogs.
You’re relocating to Austin and want to be close to downtown without paying downtown prices. One bedrooms start at $1,375 for a 598 square foot unit. Downtown 1BRs in comparable buildings start at $1,800+. You’re 1.2 miles from downtown, with Plaza Saltillo Station a 12 minute walk away. For out of state relocators, our East Austin apartment guide breaks down the differences between 78702 sub-neighborhoods.
You work remotely and need fiber internet plus coworking options. 7East has fiber optic lines, coworking space, a conference room, and free wifi in common areas. The rooftop lounge doubles as a secondary workspace. East Austin ranked among the top neighborhoods for remote workers in our 2026 remote work guide. Fair warning: noise concerns (covered below) may affect street-facing units during the day.
Skip This Property If…
You want aggressive move-in specials. Right now, 7East is offering 2 weeks free on select homes (plus 2 additional weeks if you apply within 48 hours of touring). That’s decent. But nearby competitors are running 6 to 8 weeks free. E6 on East 6th, Eastside Station, and The Arnold are all offering deeper concessions. At 96% occupancy, 7East doesn’t need to discount as hard. Good for current residents. Less great for your wallet when you sign the lease.
You need a 2BR under $2,400. Two bedrooms start at $2,421 and climb to $2,859 before fees. If you need more space for less, the new construction pipeline in East Austin has buildings offering steeper discounts to fill up.
You’re sensitive to noise and planning to work from home. The noise problem keeps coming up on ApartmentRatings, Birdeye, and ApartmentHomeLiving. Two sources: 7th Street traffic (plus CARTS bus beeping behind the building on 6th) and sound transfer from upstairs units. Most units face one of those two streets. If quiet is your top priority, ask very specific questions about unit placement on your tour.
You need full transparency on screening criteria before applying. 7East doesn’t publish income multipliers, credit minimums, or background check policies on its website or listing platforms. That’s not unusual for Kairoi properties, but it means you’re spending $75 on an application fee without knowing the exact screening standards. More on this in the screening section below.
Wondering if 7East fits your situation?
Fill out a quick form and I’ll reach out to go over your specifics: income, credit, pets, timeline. I can check whether you’ll likely qualify before you spend $75 on an application, and I’ll share any current specials that might not be listed online. The Location, Honestly
What’s Actually Nearby
7East sits on East 7th Street between Chicon and Pedernales, right in the heart of 78702. Walk Score is 93, and it earns it.
Under 10 minute walk: Lazarus Brewing (3 min), Whisler’s (4 min), The White Horse (5 min), Quickie Pickie convenience store, multiple food trucks on East 7th, Boggy Creek Greenbelt trailhead, Capital Metro bus stops on 7th Street.
10 to 15 minute walk: Plaza Saltillo (MetroRail Red Line station + H-E-B + retail), East 6th Street bar district west of Chicon, Blue Starlite Mini Urban Drive-In.
You’ll need to drive for: Full grocery runs (H-E-B at Plaza Saltillo is walkable for smaller trips, but the Hancock H-E-B Plus at 1.5 miles is better for a full stock-up), Target (2.3 miles), major medical facilities, highway access to I-35.
The Commute Math
| Destination | Distance | Off-Peak | Rush Hour | Notes |
|---|---|---|---|---|
| Downtown Austin (6th & Congress) | 1.2 mi | 5-8 min | 10-15 min | Bike-friendly route on 7th St |
| UT Austin Campus | 2.0 mi | 8-12 min | 15-20 min | Can bike or take CapMetro |
| Austin-Bergstrom Airport | 9.9 mi | 17-22 min | 25-35 min | Take 71 East, avoid I-35 |
| The Domain | 11 mi | 18-22 min | 35-50 min | I-35 North or MoPac, both congested at rush |
| Tesla Gigafactory | 15 mi | 20-25 min | 30-40 min | 130 Toll or US-183 to SH-45 |
Transit note: Plaza Saltillo Station is 0.6 miles away (12 minute walk). MetroRail Red Line runs from downtown to North Austin. CapMetro Route 300 (7th Street) runs east-west. If you work downtown, this is one of the more transit-friendly East Austin addresses.
Neighborhood Vibe
This stretch of East 7th is the real East Austin. Not the manicured Plaza Saltillo development. Not the gentrified 6th Street corridor. You’ve got small family homes, newer apartment buildings, dive bars, taquerias, and breweries all mixed together. It’s changing fast, and the contrast between old and new is visible from the property.
Street noise is real. You’re not on I-35 (a major advantage over Avenir a few blocks west), but 7th Street carries steady traffic. And behind the building on 6th Street, the CARTS transit station generates bus backup noise. This comes up on ApartmentRatings and Birdeye. Ask which units face away from both streets. Weekend nights get louder near bar-facing units.

*Net effective with 2 weeks free on a 12-month lease.
About the CTS units: These are live/work studio floor plans (744-988 sq ft, open layout, no separate bedroom). They’re built for people who live and work from the same space. The $3,316 price reflects the premium square footage and live/work setup. Same lease terms as every other unit.
Net Effective Rent Calculation
Here’s what the specials actually save you. The current offer is 2 weeks free on select homes (12+ month lease), with an additional 2 weeks free through the Look & Lease program if you apply within 48 hours of touring.
Base special (2 weeks free on 12-month lease):
Using the daily multiplier method:
- 12-month lease = 365 days
- 2 weeks free = 14 days
- Multiplier = (365 – 14) / 365 = 0.9616
For the most common 1BR (A1e at $1,414/month):
- $1,414 × 0.9616 = $1,360/month net effective
- Monthly savings: $54/month
- Total concession value: $54 × 12 = $648
With Look & Lease bonus (4 weeks free total):
- 4 weeks free = 28 days
- Multiplier = (365 – 28) / 365 = 0.9233
For the same 1BR at $1,414/month:
- $1,414 × 0.9233 = $1,306/month net effective
- Monthly savings: $108/month
- Total concession value: $108 × 12 = $1,296
That’s a meaningful difference. If you’re seriously considering 7East, touring and applying within 48 hours doubles your concession. The Look & Lease program expires September 4, 2026. Fair warning: concession savings disappear fast if you pay rent late even once or twice.

True Monthly Cost: Realistic Scenario
Here’s what a typical 1BR renter would actually pay. I’m using the A1e floor plan ($1,414 base rent) with the Look & Lease special, one dog, and garage parking:

| Net effective rent (with Look & Lease) | $1,306 |

Want to know what specials are actually available right now?
Specials shift. What I’ve listed above was current as of late June 2026. I talk to leasing teams weekly. Fill out the form below and I’ll confirm what’s live, whether the Look & Lease bonus is still running, and whether any unadvertised offers are available.
Screening Criteria
The Income Requirement
7East doesn’t publish its income multiplier. At a Class A property run by Kairoi, 3x monthly rent is the norm. 7East also has SMART Housing units with income caps (not minimums). If you live alone, you can’t make more than $39,120 or $52,260 per year depending on the unit. Ask the leasing office which units are market rate and which are affordable.
Here’s what that means at different rent levels:
| Unit Type | Base Rent | Monthly Income Needed (3x) | Annual Income | Hourly Wage (40hrs) |
|---|---|---|---|---|
| 1BR (A1 entry) | $1,375 | $4,125 | $49,500 | $23.80 |
| 1BR (A1e mid) | $1,414 | $4,242 | $50,904 | $24.47 |
| 1BR (A3a upper) | $1,784 | $5,352 | $64,224 | $30.88 |
| 2BR (B4b entry) | $2,421 | $7,263 | $87,156 | $41.90 |
Income qualification always uses base rent, not net effective. Even with specials, you’ll need to prove income based on the listed price.
Credit Expectations
7East does not publish a credit score minimum. Here’s what I’d expect based on how Kairoi runs their Class A properties:
650+: Smooth approval, standard deposit. This is where most applicants land at Class A properties.
600-649: Likely approved with a higher deposit. May need stronger income or clean rental history to offset.
Below 600: Approval gets uncertain. Kairoi is a professional management company, not a second chance operator. If your credit is below 600, reach out to me before applying. I can tell you whether it’s worth the $75 application fee.
What Likely Gets You Denied
Based on Class A norms in Austin (7East criteria not published):
- Eviction judgment within the past 5 to 7 years
- Active property debt owed to a previous landlord
- Felony conviction within the past 7 years
- Insufficient income documentation
- Multiple broken leases
The Application Process
- Apply online ($75 per person, non-refundable)
- Screening runs through a third party (24 to 72 hours)
- Approval, conditional, or denial communicated by the leasing team
- Sign lease and pay deposits to lock your unit
You’ll need government ID, proof of income (2 to 3 recent paystubs or offer letter), and rental history references.
Here’s what separates working with a locator from applying blind: I can tell you whether you’re likely to qualify before you spend $75 finding out. If 7East’s screening looks tight for your situation, I know which nearby East Austin properties have more flexibility and which ones will definitely deny you. That pre-screening costs you nothing. Resident Reviews Decoded
Listing sites show you a 4.3 and call it a day. That number is useless without context. I went through 107 Google reviews, 23 on ApartmentRatings, both Yelp listings (one from the Morgan Group days, one from Greystar), plus Birdeye and ApartmentHomeLiving. Here’s what actually matters.
Review Pattern Analysis
| Theme | Mentions | Trend | Sources |
|---|---|---|---|
| Maintenance team (Amir, Santino, Milton) | 15+ | Strong everywhere | Google, Birdeye, HAR |
| Leasing staff (Patrick, Micaela, Joshua) | 12+ | Consistent | Google, Birdeye |
| Street noise / sound transfer between floors | 5-7 | Same complaints across every management era | ApartmentRatings, Birdeye, ApartmentHomeLiving |
| Parking garage security / vehicle theft | 4-5 | Yelp (Morgan era), Birdeye, ApartmentHomeLiving | Yelp, Birdeye, ApartmentHomeLiving |
| Location/walkability | 8+ | Steady positive | Google, Birdeye |
| Elevator maintenance delays | 2-3 | Rare but real | ApartmentRatings |
What Residents Consistently Praise
The maintenance team runs this building’s reputation. Amir gets called out by name in at least six Google reviews from the past year alone. Same-day AC repairs. Proactive filter changes without being asked. One seven year resident on HAR.com credited Amir for coordinating a full sink replacement and floor repair. Milton and Santino (service manager) get similar praise across Google, Birdeye, and HAR. Not cherry-picked.
Patrick on the leasing team is the other name that keeps showing up. Eight or more Google reviews mention him specifically. Tours, move-ins, random questions months later. A UT grad who’d lived in other Austin apartment buildings called the 7East staff “5-star hotel level hospitality” in their review. Micaela (assistant property manager) and Joshua (property manager) get positive mentions too.
What Comes Up Negative
Here’s where it gets interesting. If you only read Google reviews, 7East looks nearly flawless. But once you pull in ApartmentRatings, Birdeye, ApartmentHomeLiving, and Yelp, two problems keep coming back.
Noise shows up on every platform except Google. Two sources. First: 7th Street traffic and the CARTS transit station behind the building on 6th (buses backing up with constant beeping). Street-facing units, which are most of the building, get the worst of it. Second: you hear your upstairs neighbors through the floor. One resident dealt with daily noise from upstairs and blamed the building’s construction, not the neighbors.
Parking garage security has been a problem under all three management companies. Thefts under Morgan Group. Gate left open and car break-ins under later management. The building has controlled access and a gated garage, but the gate hasn’t always worked.
Other negatives are more isolated: elevator maintenance delays (ApartmentRatings), one Google reviewer critical of the property manager’s attitude, insufficient recycling bins, and 2021 winter storm outages lasting 1.5 weeks (which affected most Austin properties).
How Management Responds
Kairoi responds to nearly every Google review, good and bad. They use the reviewer’s name and mention specifics, though you can tell the responses follow a template. For a company running 49 communities, they’re more engaged than most.
The Uncomfortable Truth
No listing site will write this section. I’m not trying to kill the deal. I just want you to know exactly what you’re signing up for.
You’ll Hear the Street and Your Upstairs Neighbors
Same noise complaints on ApartmentRatings, Birdeye, and ApartmentHomeLiving. Street-facing units pick up traffic from 7th Street and CARTS bus beeping from the station on 6th behind the building. You’ll also hear your upstairs neighbors through the floor. At least one detailed review blamed construction quality, not the neighbors themselves.
If you’re noise sensitive, ask for a unit that doesn’t face 7th or 6th Street. Request a top floor to avoid upstairs impact noise. But know that most units face one of those two streets.
The Parking Garage Has Never Been Fully Secure
Thefts under Morgan Group. Gate left open and break-ins under later management. The gated garage exists, but the gate hasn’t always done its job. Avoid the lower level if you can, and don’t leave anything visible in your car.
Three Management Companies in Eleven Years
7East opened in 2015 under Morgan Group. Then Greystar. Now Kairoi Residential. That’s a lot of turnover for an eleven year old property. Each transition means new leasing staff, new maintenance priorities, new policies, and a stretch where things slip through the cracks.
The current team under Kairoi is getting strong reviews. But management changed twice already. The team you signed up for may not be the team you renew with.
The Specials Are Thin for This Market
At 96% occupancy, 7East doesn’t need to offer aggressive concessions. And it shows. Two weeks free on select homes. Compare that to E6 and Eastside Station (6 to 8 weeks free) or The Arnold (2 months free), all within a half mile. Even with the Look & Lease bonus doubling to 4 weeks, you’re getting less than what’s available a few blocks away.
But here’s the flip side. 7East’s occupancy rate suggests residents are staying. That usually means the product delivers. Buildings with 8 weeks free often have them because they need to fill units. Nearby Corazon on East 5th is a good example.
Screening Criteria Is a Black Box
7East does not publish income requirements, credit score minimums, or background check policies anywhere I can find. That’s not unusual for Kairoi properties, but it puts applicants in a tough position. You’re paying $75 to apply without knowing the screening standards. If you have anything on your record, this is where a locator earns their value. I can often get screening details directly from the leasing team before you spend a dime.

Frequently Asked Questions
Does 7East allow pets?
Yes. Up to 2 pets with a 99 lb weight limit per pet. Expect to pay $300 refundable deposit, $300 non-refundable fee, and $25/month pet rent per pet. Breed restrictions apply. Contact the leasing office at (877) 219-5775 for the current restricted breed list.
What credit score do I need for 7East?
7East doesn’t publish a credit score minimum. For a Class A Kairoi property, expect 650+ for the smoothest approval and standard deposit. Scores between 600-649 may require a higher deposit. Below 600, approval is uncertain.
How much is the security deposit at 7East?
$750, refundable. Combined with the $200 admin fee and $75 application fee, your upfront costs before first month’s rent total $1,025. Only the $75 app fee is charged per applicant. Pet owners add $300 deposit plus $300 one-time fee per pet.
What move-in specials does 7East currently offer?
As of June 2026: 2 weeks free on select homes with a 12+ month lease. An additional 2 weeks free through the Look & Lease program if you apply within 48 hours of touring. That program expires September 4, 2026. Call or text me for the latest updates.
Who manages 7East?
Kairoi Residential, a San Antonio-based company ranked in NMHC’s 2026 Top 50 Managers list. They manage 49 communities across Texas, Colorado, and other states. Previously managed by Morgan Group and Greystar. The property’s own website is 7eastaustin.com.
When was 7East built?
2015, making it eleven years old. The building has elevators and a parking garage, which means it’s not wood-frame construction. No major renovation on record. Most units include either washer/dryer connections or supplied machines, but this varies by floor plan. Confirm for your specific unit.
The Bottom Line: Is 7East Worth It?
7East delivers a few things well. It’s a 186 unit building in 78702 with fiber internet, a Walk Score of 93, and a maintenance team that residents praise by name. One bedrooms start at $1,375, and net effective drops to $1,306 with the Look & Lease special.
The trade-offs: street noise and upstairs neighbor noise are real, the parking garage gate hasn’t been reliable under any of the three management companies, and the concessions are modest compared to what competitors a few blocks away are offering.
This property makes sense if…
- You want a smaller, well-managed East Austin building with a proven onsite team
- You prioritize walkability and transit access (Walk Score 93, MetroRail 0.6 miles)
- You work remotely and need fiber internet plus coworking space
- Your credit is 650+ with clean rental history and you want a straightforward approval
This property doesn’t make sense if…
- You need every dollar of concession available in this market
- Your credit is below 600 or you have rental history issues
- You need a 2BR under $2,400/month
- Published screening criteria matters to you before paying the $75 application fee
My verdict: 7East is a solid building with a staff that actually cares. The first year math works for renters who value consistency over discounts. If you want the bigger concession, I can point you to buildings that are working harder to fill units right now.
