(78759) Arboretum / Great Hills / Westover Hills Apartment Listings & Reviews

The ZIP code where northwest Austin’s grocery game alone is worth the lease.

78759 covers the Arboretum, Great Hills, and Westover Hills neighborhoods in northwest Austin. It’s the part of the tech corridor that still feels like old trees and two story walk ups, with 34 apartment communities, rents from $659 to $2,636, and buildings from 1968 to 2024.

I’ve toured apartment communities across the 78759 ZIP code, and this is the one I keep coming back to when someone tells me they work in the Domain corridor but don’t want to live in a mixed use tower. It’s five minutes from the Domain. Fifteen minutes from downtown on MoPac. And it has something most of northwest Austin doesn’t: four good grocery stores within two miles of each other.

Every community in this ZIP code has a full review below. Each one covers what listing sites leave out: actual screening criteria, real fee breakdowns, net effective rent math, and honest resident feedback compared to what I saw on my own tours.

A few things worth knowing about 78759 before you dig in.

You won’t find this many good grocery stores this close together anywhere else in Austin. Trader Joe’s sits on Great Hills Trail. Whole Foods is on Research. Sprouts is a block away on Research. H-E-B is up on Braker. That’s four solid grocery stores within a few minutes of each other. Three of them are walkable from communities on Great Hills Trail and Jollyville. For a ZIP code that people think of as suburban, you can handle most of your weekly shopping without getting on a highway.

Nearly half the communities here are running specials right now. Out of the 27 communities with live pricing, 13 have a special running. Bridge at Terracina is offering 50% off rent for four months. Northland at the Arboretum has up to two months free. Canyon Creek, Great Hills, and High Oaks are each giving a month free. That’s a lot of negotiating room, and it tells you something about the market: this ZIP has softened. Even communities not advertising a special may have room to work with you on move in costs if you ask. If you’ve got a rough rental history, a market this soft works in your favor.

The cheapest rents in this ZIP sit along the highways, and that’s not a coincidence. Bridge at Terracina starts at $827 on MoPac. Wind River Crossing starts at $764 on Research. Keystone starts at $659 tucked behind Thunder Creek off 183. These communities price lower because you hear the road. Marquis at Great Hills at $1,186 or Madison at the Arboretum at $1,220 are set back from the highways and run $300 to $500 more. That gap is the cost of quiet. If road noise doesn’t bother you, the savings are real. If it does, you want to be on Jollyville or deeper into Great Hills Trail, not along MoPac or Research.

This is a car neighborhood. Walk Score of 33. You can walk to Trader Joe’s and a handful of restaurants from the communities along Great Hills Trail, but most errands require driving. MoPac runs along the western edge, 183 cuts through the middle, and 360 is right there. But commutes from 78759 are some of the best in Austin, especially if you work anywhere in the Domain area, along MoPac, or up toward Round Rock and Cedar Park. Apple, IBM, Amazon, and Meta are all a short drive from here.

The Arboretum area has settled into something the Domain hasn’t figured out yet. The Arboretum mall turned 40 in 2025 and got a new owner in early 2026 with plans to put money back into the property. Manuel’s has been on Jollyville since 1998. Roaring Fork has been doing wood fired steaks on Stonelake for years. Truluck’s runs live music seven nights a week. These aren’t new spots chasing a scene. They’re restaurants that survived because the neighborhood keeps showing up.

If you have kids, the schools here are solid but split between two districts. South side addresses feed into Hill Elementary, Murchison Middle, and Anderson High through Austin ISD. Anderson runs an IB program. North side addresses go to Round Rock ISD, including Westwood High. And both are solid. Check which side of the line your community sits on before you sign.

Our locating service is free to you. What you get from us that you won’t get from a listing site: I check every community’s current screening criteria before I send you there. You don’t waste a $50 application fee finding out your credit score or rental history won’t pass.
