(78758) The Domain / Gracy Woods / North Burnet Apartment Listings & Reviews

This ZIP runs from $675 garden style units on Metric to $5,000 towers inside the Domain, and the gap between those two markets is about half a mile.

78758 · North Austin’s second downtown plus the quiet pockets around it · 43 communities from 1972 to 2024 · Studios from $695 to three bedrooms past $5,000

I’ve toured apartment communities across the 78758 ZIP code, and no other ZIP in Austin covers this much ground in this little space. You can walk from a 1970s garden style complex where one bedrooms start under $700 to a 19-story tower where studios start at $1,875. That’s not a gradual transition. It’s two rental markets sharing the same five digits.

Every community in this ZIP code has a full review below. Each one covers what listing sites leave out: actual screening criteria, real fee breakdowns, net effective rent math, and honest resident feedback compared to what I saw on my own tours.

A few things worth knowing about 78758 before you dig in.

The Domain side of this ZIP is walkable in a way almost nothing else in North Austin is. Rock Rose has 20-plus restaurants and bars you can hit on foot. Apanas Coffee, Jack & Ginger’s, The Dogwood, Jinya Ramen, Tarka Indian Kitchen. If you live inside the Domain or Domain Northside footprint, you can do dinner, drinks, grocery runs at Whole Foods, and your gym without starting your car. That convenience is priced in. Studios inside the Domain start around $1,200 and climb past $1,800 at The Bowen. Solaris House starts studios around $1,400. One bedrooms at The Grand at the Domain start near $2,000. But the Rock Rose strip gets loud on Friday and Saturday nights. If your unit faces the courtyard or the avenue, you’ll hear it. Ask which building and which side before you sign.

Metric Blvd is where the affordable half of this ZIP lives. The stretch from Rundberg to Parmer has the highest concentration of communities under $1,000 a month. Creeks Edge starts at $675 for a one bedroom. Villas Del Sol has studios from $695. Henry Heights, Madison Northridge, and Twenty15 all have one bedrooms under $830. These are ’70s and ’80s builds, mostly two story garden style, and they don’t have the pools and coworking lounges you’ll find at the Domain towers. But the pricing gap is real. A one bedroom at Creeks Edge runs $675. A one bedroom at The Grand at the Domain runs $1,988. Same ZIP code.

Gracy Woods and the Walnut Creek Park corridor give you trail access most North Austin renters don’t know about. The Northern Walnut Creek Trail runs 4.3 miles from Balcones District Park to Walnut Creek Metropolitan Park, cutting right through Gracy Woods. The trail ducks under Metric and passes through Gracywoods Neighborhood Park before connecting to the main park’s 293 acres of hiking and mountain biking trails, an off-leash dog area, sports fields, and a swimming pool. Communities along upper Metric, like The Park at Walnut Creek, Trails of Walnut Creek, The Langdon on Parmer, and Henry Heights, back up to this greenbelt. It’s not the lake. It’s quieter, less crowded, and you can actually find parking on a Saturday.

The commute math here favors people who work in tech. Apple, Indeed, Amazon, Meta, and IBM all have campuses within 10 to 15 minutes of this ZIP. If you work at the Domain itself, you might not need a car for your commute at all. Downtown is 20 to 35 minutes depending on traffic and whether you take MoPac or 183. Kramer Station, the MetroRail stop inside the ZIP, gives you a rail option to downtown. But outside the Domain core, this ZIP is car dependent. Walk Score for the ZIP is 49. Gracy Woods and the Metric corridor need a car for grocery runs, errands, and anything that isn’t on Burnet Road. The H-E-B at Parmer and MoPac is inside the ZIP. Hana World Market and MT Supermarket on the Metric and Rundberg corridor cover international groceries.

18 of 43 communities in this ZIP are running a move-in special right now. The biggest deal right now is Village at Gracy Farms: half off rent for four months. Modera EaDo and The Met are both running up to 10 weeks free. The Barstow has 8 weeks free plus $99 app and admin. Renaissance at North Bend is doing half off rent for three months. And those are just the ones with firm offers. Several more have conditional specials that only apply to certain floor plans or lease terms. Every community review below breaks down exactly what the special covers, which units qualify, and what your net effective rent looks like after the free weeks are spread across the lease. That math matters. Eight weeks free on a 13 month lease at The Barstow’s $936 one bedroom drops your effective monthly cost to about $803. But if the offer only applies to select homes or specific lease lengths, the number changes. I run that calculation for every community so you don’t have to guess.

Screening in this ZIP splits along the same line the pricing does. The communities on Metric and Rundberg, the ones starting under $900 a month, tend to run stricter income requirements. Expect 3x gross income on base rent and harder credit cutoffs. A few of the older garden style properties in this range will work with a broken lease or prior eviction that keeps showing, but the terms vary by community and by how recent the issue is. On the Domain side, where one bedrooms start above $1,200, most communities ask for 2.5x income and are more flexible on credit scores above 580. But deposits scale up fast at the higher end. A conditional approval at a Domain tower can mean first month’s rent plus a deposit equal to one or two months’ rent on top of that. I check the current screening criteria at every community before I send a client there, because what’s posted on a listing site is often outdated or incomplete. That’s one of the things each review below covers.

The service costs you nothing. The community pays my referral fee when you sign a lease, and your rent and specials stay the same whether you use a locator or not.
