(78757) Crestview / North Shoal Creek Apartment Listings & Reviews
78757 Has the Widest Price Spread in Central Austin. That’s the Point.
Central Austin Apartments (78757). Eight communities from $873 to $3,027, construction spanning 1978 to 2024, four running specials right now. Burnet Road is the spine.
I’ve toured apartment communities across the 78757 ZIP code, and what stands out is how different two buildings one block apart can be. You can walk from a 1986 garden style community at $889 a month to a 2024 mid-rise at $2,960. Same street. Same grocery store. Completely different price bracket.
Every community in this ZIP code has a full review below. Each one covers what listing sites leave out: actual screening criteria, real fee breakdowns, net effective rent math, and honest resident feedback compared to what I saw on my own tours.
A few things worth knowing about 78757 before you dig in.
Burnet Road runs through this entire ZIP, and it’s not the strip mall corridor it was ten years ago. Barley Swine and Bufalina Due anchor the food scene now. Lala’s Little Nugget has been doing the 24/7 Christmas bar thing since before it was ironic. Epoch Coffee sits at the Village shopping center on Anderson, and Genuine Joe just reopened down the street after getting pushed out by condo development. The H-E-B at Burnet and Koenig is the main grocery store for most of 78757. Fresh Plus in the Crestview Shopping Center is the closer option if you’re near Justin Lane. You can name six restaurants, two coffee shops, and a grocery store all within a 10 minute walk of at least one apartment community here. Not many ZIP codes in Austin can say that.
The MetroRail station at Crestview changes the math for anyone who works downtown. The Red Line runs from the station at 6920 North Lamar straight into downtown in about 25 minutes. You can also bike the Crestview/Highland Urban Trail between stations, or take the Shoal Creek Trail south toward the lake. Northwest District Park sits right in the ZIP: 31 acres, a pond, basketball courts, tennis, and access to the creek trail. For a central Austin location, there’s more outdoor access than you’d expect.
What your budget actually gets you in 78757. The spread in this ZIP is wide enough that it’s worth breaking down. If you’re under $1,100 a month, you’re looking at ATX North (studios from $873, one bedrooms from $899) or Woodchase (one bedrooms from $889, and they’re running up to 2 months free right now). Abbey Road starts at $941 for a studio. All three are older garden style builds from the late ’70s and ’80s. They’re not fancy. But they’re in central Austin, and that matters. If you’ve got a complicated rental history, some of these communities are more flexible than you’d think. Between $1,100 and $1,500, Argosy at Crestview gets you a one bedroom from $1,054. Marq On Burnet starts at $1,168 for a studio with 4 weeks free, though some of their units are income restricted. Crestview Commons opens at $1,425 for a one bedroom with up to 8 weeks free, which brings the net down closer to $1,200 on a 13 month lease. If your budget is $1,500 or above, The Albright is the newest community in the ZIP (built 2024) with studios from $1,229 and one bedrooms from $1,409. They’re running up to 10 weeks free plus a $1,000 gift card right now. On a 13 month lease, 10 weeks free on a $1,409 one bedroom nets around $1,138 a month. That’s cheaper per month than some of the older communities charging $1,100 with no special.
How the specials work right now. Four of the eight communities in 78757 are running concessions, and the math matters more than the number they put on the sign. Woodchase is offering up to 2 months free. On a 12 month lease at their $889 one bedroom, that nets about $741 a month. The Albright’s 10 weeks free on a 13 month lease at $1,409 nets about $1,138. Crestview Commons’ 8 weeks free on a 13 month lease at $1,425 nets around $1,205. Marq On Burnet’s 4 weeks free at $1,369 on a 12 month lease comes out to about $1,255. “Up to” means some homes or lease terms qualify and others don’t, so these are the best case numbers. Every community review below has a cost calculator that does the net effective rent math for you. Plug in your floor plan and lease length and see what it actually costs. If the specials page says one thing and the leasing office says another, text us and we’ll check what’s current before you apply.
This is Austin ISD: Brentwood and Pillow Elementary, Lamar Middle, McCallum High. The area draws families who want central Austin without paying Tarrytown or Zilker prices. It’s not the quietest ZIP in the city. Burnet Road has traffic. But the side streets in Crestview and North Shoal Creek are still residential and calm. The mix of old bungalows and new townhomes gives it a feel that cookie cutter suburban developments don’t have.
