Samsung Built This ZIP Code. The Trails Are Why People Stay.
Northeast Austin’s Dessau/Parmer corridor. New construction dominates. Studios from the mid $700s, 3-bedrooms past $2,000. Built between 1984 and 2024.
I’ve toured apartment communities across the 78754 ZIP code for years. And the story here is different from most of Austin. This isn’t a ZIP that grew slowly around old neighborhoods. Samsung’s semiconductor campus at 12100 Samsung Blvd dropped into northeast Austin, and the apartments followed. Twelve communities in this ZIP were built after 2017. That kind of building boom is hard to find anywhere else in the metro.
Every community in this ZIP code has a full review below. Each one covers what listing sites leave out: actual screening criteria, real fee breakdowns, net effective rent math, and honest resident feedback stacked against what I saw touring.
A few things worth knowing about 78754 before you dig in.
You’re choosing between two different ZIPs inside one ZIP. The southern half near Walnut Creek has the older buildings. Blu (1984), Promontory Point (1986), Creekstone (1999). These are your under $800 starting prices. Studios at Promontory Point start in the mid $700s. One-bedrooms at Creekstone start around $710.
The northern half, north of Parmer, is where the 2020s construction landed. The Vaughan, Davies Ranch, Davenport Place, 1900 Parmer. Newer finishes, higher rents, different feel entirely. One-bedrooms at The Vaughan start above $1,400. That’s not a small gap.
The outdoor access is the real draw. Walnut Creek Metropolitan Park sits on the western edge of this ZIP. 293 acres, 15 miles of wooded trails, limestone bluffs, mountain biking, an off-leash dog area. It’s North Austin’s version of the Greenbelt. Most apartment communities in this ZIP are a 5 to 10 minute drive from it. Walter E. Long (locals call it Decker Lake) is about 10 minutes east. That’s Austin’s largest park at 2,480 acres with a 1,200 acre lake for fishing, kayaking, and swimming. You won’t find this kind of outdoor access anywhere else in Austin at these prices.
This is a car corridor. Not walkable. Dessau Road runs north-south through the middle of the ZIP. Parmer Lane crosses east-west at the top. Almost everything you need is along one of those two roads, and you’re driving to get there. HEB is at Tech Ridge Center off I-35 and Parmer. That’s your closest full grocery store. Chick-fil-A opened at Parmer and Dessau in April 2025. P. Terry’s runs 24 hours at Tech Ridge. Beyond that, you’re looking at taquerias and chains along Dessau. Not a food destination. If walkable dining matters to you, this isn’t your ZIP.
Concessions are running hard right now. Multiple communities in this ZIP are offering 6 to 10 weeks free on 12 month leases. Pioneer Hill is at 8 weeks free. 1900 Parmer is running up to 10 weeks free. Bridge at Paloma has 6 weeks free on vacant units. That’s real money off the net effective rent. It tells you how competitive things have gotten out here. The newer builds are fighting for the same Samsung and Dell commuters. And you benefit from that.
Samsung is literally in the ZIP code. The semiconductor campus is right here. Dell’s Parmer Lane offices are a few minutes west. The Domain is about 10 minutes down I-35. Downtown is 15 minutes off-peak, 25 to 30 in rush hour. If you work anywhere along the Parmer tech corridor, this ZIP puts you closer than almost any other option in Austin. And the rent is lower.
Screening in 78754 splits along the same line as the rent. The newer builds north of Parmer run tighter screening. The Vaughan, 1900 Parmer, Davies Ranch: these are Class A communities that typically want 600+ credit, clean rental history, and 3x income. If you’ve got a broken lease or an eviction on your record, most of them won’t work with you even with a third party guarantee.
Camber Ranch is the exception on the new construction side. They’ll work with credit in the 550 range, which is rare for a 2023 build at those prices.
The older communities along Dessau and near Walnut Creek are where more options open up. Promontory Point, Creekstone, Bristol Heights, Ascent North: these are Class B and C properties from the ’80s, ’90s, and early 2000s. Screening is more flexible. Credit minimums drop to the 500s in some cases. Broken leases older than two years are workable. Some will do individual review on felonies five or more years old.
Don’t apply anywhere in this ZIP before you talk to me. Application fees run $50 to $75 per person out here. The newer communities will auto-decline you without a second look if your background doesn’t clear their system. I know which properties say yes to your specific situation before you spend a dime. That’s the whole point of working with a locator.
