(78751) Hyde Park / North Loop Apartment Listings & Reviews
The ZIP code where you can actually leave your car parked for days and not miss it.
Hyde Park, North Loop, Brentwood and The Triangle — some of Austin’s most walkable neighborhoods, studios from $1,050 to three bedrooms past $3,800, 12 communities from the ’60s through 2021.
I’ve toured apartment communities across the 78751 ZIP code for years, and this is the area I send people to when they tell me they’re tired of driving everywhere. Hyde Park and North Loop sit right next to each other between Guadalupe and I-35, a few miles north of UT. And they’re two of the only neighborhoods in Austin where you can walk to dinner, coffee, drinks and groceries without ever getting in your car.
Every community in this ZIP code has a full review below. Each one covers what listing sites leave out: actual screening criteria, real fee breakdowns, net effective rent math, and honest resident feedback compared to what I saw on my own tours.
A few things worth knowing about 78751 before you dig in.
This is one of the few ZIP codes in Austin that’s actually walkable, and the two main neighborhoods feel nothing alike. Hyde Park is the quiet side. Tree-lined streets, old bungalows, grad students walking dogs past the Elisabet Ney Museum grounds. Flightpath Coffeehouse on Duval has been there since 1992. Avenue B Grocery has been slicing deli meat since 1909. That’s the vibe. North Loop is louder. Epoch Coffee stays open 24 hours. Foreign & Domestic on 53rd has been one of the best dinner spots in Austin for over 15 years. DrinkWell and The Tigress are both on the North Loop strip. Breakaway Records and Room Service Vintage pull people in from across town. You pick based on whether you want to hear your neighbors or hear live music.
Pricing here splits hard between the old stuff and the new builds. The cheapest option right now is a studio at Flora for $1,050. Summit at Hyde Park has one bedrooms from $1,090 in a 1984 building that’s basic but cheap for this location. On the other end, Residences at The Triangle runs up past $3,800 for a two bedroom. It’s also the only community in the ZIP running a special right now: six weeks free on 12+ month leases. West Koenig Flats has up to six weeks free on select plans. Most of the ZIP sits in the $1,200 to $2,000 range for a one bedroom. That’s not cheap. But for a neighborhood where you can bike downtown in 15 minutes, a lot of people decide it’s worth it.

The gap between the bottom and top of this ZIP is real. A one bedroom at Summit at Hyde Park starts at $1,090 in a 1984 building with basic finishes and laundry rooms. A one bedroom at Echo starts at $1,822 in a 2015 mid-rise with a pool, a gym, and a parking garage. Both are on Lamar. The difference is 40 years of construction and about $730 a month.
Two communities are running specials right now. Residences at The Triangle has six weeks free on 12+ month leases. West Koenig Flats has up to six weeks free on select floor plans. On a 12 month lease, six weeks free at The Triangle knocks a $1,466 one bedroom down to about $1,300 a month net. That puts it in the same range as Summit, in a building that’s 22 years newer. Worth running the math before you rule it out.
Grocery options are better here than almost anywhere else in central Austin. HEB Hancock Center just went through a big expansion and sits right at the south edge of the ZIP on 41st. Natural Grocers is at The Triangle on Lamar. Central Market is a short drive south on Lamar. And Avenue B Grocery on the Hyde Park side sells sandwiches that have kept people coming back for over a hundred years. You’re not stuck with one option.
Schools in 78751 go from elementary through high school, public and private. McCallum High School on Sunshine Drive is the main public high school for this area. Lee Elementary and Maplewood Elementary serve different parts of the ZIP. Hyde Park School is a private option running PK through 12th. And UT is right next door, which is a big part of why about a third of the renters in this ZIP are students or grad students.
You don’t need a car, but you’ll still want one sometimes. Bike Score here is 93 to 94 for both Hyde Park and North Loop, which is higher than almost every other neighborhood in Austin. Walk Score is around 78. CapMetro Route 1 and the 801 rapid run up and down Lamar, and you can get downtown by bus in 20 to 25 minutes. Biking downtown takes about 15. But if you need to get to the Domain or anywhere northwest, you’re driving. Shipe Park in Hyde Park has a pool, playground and basketball courts. The neighborhood is flat enough that running and biking feel easy, even in August.
