Central Austin

North Central
Hyde Park, Highland, Crestview, Brentwood, Allandale, North Loop. UT’s orbit shapes everything—academic calendar timing saves 10-15% if you search December through February. Austin ISD’s 10,800-employee discount network covers this entire area.
Northwest
Northwest Hills, Arboretum, Four Points, Anderson Mill. This is where apartments get scarce and individual landlords take over. Tech corridor west access for AMD, NXP, Arm employees. Strong credit required—650+ gets you in the door.
North Austin / Tech Corridor
The Domain, Tech Ridge, Wells Branch, North Lamar, Rundberg, Northeast Austin. Two completely different markets in one corridor. Domain walkable runs $2,200+ with 650+ screening. North Lamar—five minutes away—offers $1,100 with credit flexibility down to 570. Apple, Amazon, IBM, Indeed employer programs throughout.

East / Southeast
Riverside, Montopolis, Del Valle, Far East Austin, McKinney Falls. Tesla and Oracle changed this corridor. 12% YoY appreciation in transformation areas, but still Austin’s most screening-flexible central options. Second-chance paths exist here that don’t exist anywhere else.
South Austin
South Austin Core, Onion Creek, Oak Hill, Barton Creek, Circle C, Belterra. Teacher discounts run deep through Austin ISD’s formal partnership. Second-chance friendly in 78745, premium suburban in Circle C. One warning: verify flood zones in Onion Creek before you tour.
Hill Country / Lake Travis
Steiner Ranch, Bee Cave, Lakeway, Dripping Springs, Westlake. Where apartments mostly don’t exist. Individual landlords, word-of-mouth listings, premium pricing. If you need traditional apartment screening, this isn’t your market.

Suburbs North
Round Rock, Cedar Park, Leander, Georgetown, Pflugerville, Manor, Hutto. Renters have leverage here—9-23% rent corrections from peak. Dell, Apple, Samsung employer programs. Five different school districts serving different areas, so verify boundaries before you tour.
Suburbs South
Kyle, Buda, San Marcos. Hays County affordability with Austin access. I-35 corridor commutes. Newer construction with standard suburban screening. Growing infrastructure—not there yet, but getting close.
